Residential Services

	Florida Concierge Service provides inspections of your home on a regular basis while you are away.  The frequency of the home checks are determined by the homeowner. Most of our clients prefer to have their homes monitored on a weekly or bi-weekly basis.  Home inspections include a walk through of the inside and outside of your home and grounds.   We monitor regular maintenance of the home as determined by the homeowner.  This may include weed control, landscaping, housekeeping, carpet cleaning, pest control, heating and air conditioning maintenance and repairs.  Prior to returning to your residence, we will open up the property, turn on the water heater, adjust the heating/air conditioning and anything else you request. Florida Concierge Service also provides a full shopping and delivery service for our clients.  Let us know your special requests and we will have them waiting for you in your home.
	Florida Concierge Service will notify you of any problems and make recommendations to correct them.  We will meet with the repair person and admit them to your home.  We will stay until the repair person has completed the work, set alarms and lock up following their departure.  We can send digital photos via email of problems and completed repairs.  It is the homeowner who decides who to hire and what repair is to be done and how much is to be spent.  The homeowner has full control and final say regarding the satisfaction or outcome of the work.  Florida Concierge Service carries out the homeowners instructions.  Florida Concierge Service becomes your eyes, ears and voice when you can not be here to manage your home details.
	When a crisis occurs it is handled immediately.  The main concern in a crisis is to get the situation under control as fast as possible.  You will be called as soon as it is feasible.  Your crisis may need an immediate plumber, electrician, sewer technician, handyman, police or fire department response before we can locate you.  We competently handle any crisis.
	Florida Concierge Service also offers home inspections on a short-term basis while the homeowner is on vacation or away from their home for a short period of time.  How often have you returned from being gone to find the paper or mail wasn't stopped as instructed?  We will visit your property on the frequency you request while you are on vacation - even water plants or feed the fish.  You tell us what you need for us to do to make your vacation worry free while you are gone.

• Security  Alarm contact person
• Doors and windows checked to assure they are locked, as well for forced entry damage, and vandalism
• Air Conditioner checked for proper setting and operation
• Check refrigerator for proper operation
• Unless otherwise requested, all faucets will be turned on run water through sinks, tub/showers
• Clean and flush toilets
• All rooms are inspected for evidence of roof leaks, including door and window frames
• Check for signs of obvious water leaks from interior sources (i.e. hot water heater, interior plumbing)
• Check for signs of obvious water leaks from exterior sources (i.e. cracked walls, window seals, leaks from adjacent condo units)
• All smoke detectors will be checked for proper operation
• Electrical service panel will be inspected for tripped breakers caused by power surges and re-set
• Visually check for pests/insects/rodents
• Securely lock residence upon completion of each inspection
• Start and idle vehicle
• Inspect all outbuildings (boat houses, garages, sheds, etc.)
• Meet and/or monitor service personnel
• Monitor maintenance services such as lawn care, pool maintenance, house cleaning, etc.
• Remove all unwanted flyers/newspapers
• Mail pick up and forwarding
• Accepting shipping deliveries
• Buy groceries prior to arrival
• General deliveries
• Order annual roof inspection
• Order and oversee annual air conditioning inspections and cleaning
• Order pest control inspections
